Rent Payments: Rent is due by 5 PM on the 1st of each month. Late fees apply after the 5th. Eviction will be filed on the 15th of each month.

How to Pay: Residents may use one of the following methods:

  • ACH/Online/Person
  • Automatic Withdrawal (ACH): $0 per transaction
  • Credit Card: A convenience fee will be charged by a 3rd-party processor
  • Debit Card: A convenience fee will be charged by a 3rd-party processor
  • Cashier's Check/Money Order (In-Person): $15 per transaction

Renters Insurance: Residents must maintain active renters' insurance throughout the lease term. Failure to do so will result in a $15 monthly fee and potential lease termination.

Utilities: Residents must transfer utilities into their name within (3) business days of lease signing.

Maintenance Requests: All maintenance requests must be submitted through the resident portal. Requests made via phone, in-person, or text will not be accepted.

Residents are responsible for clogged sinks, toilets, drains, and tubs. If FoundationPM handles these repairs, the cost will be charged to the resident.

Pest Control: Residents are responsible for pest control (e.g., insects, squirrels, rodents, etc.). Any infestation constitutes a default of this agreement and may incur violation fines.

Lawn Care: Residents must maintain front and backyards in compliance with local code enforcement. This includes mowing, watering, raking, and trimming shrubs and hedges. Proper leaf removal is also required.

Gutter Cleaning: Residents must regularly clean gutters. Failure to do so may result in cleaning fees and damage-related charges.

Parking: Parking is prohibited on front or back lawns. Violations incur a $100 fee per incident, with potential eviction after 30 days if unresolved. Vehicle repairs taking longer than one day must be completed in an enclosed garage.

Mold and Mildew Prevention: Residents must maintain appropriate climate control and take steps to prevent mold and mildew accumulation.

Appliances: Residents are responsible for keeping appliances in good working condition. Repairs are the resident's responsibility.

Windows and Doors: Residents are responsible for repairing or replacing any damaged windows and doors during occupancy.

No Satellite Dishes on the Roof:  Mounting satellite dishes or any equipment on the roof is strictly prohibited. Violations will result in removal and the cost of any necessary repairs will be charged to the resident.

Missed Appointment Costs:  Residents who miss scheduled appointments with maintenance or inspection staff will incur a $50 missed appointment fee.

Theft and Burglary: Residents are responsible for property damage resulting from theft or burglary.

HVAC Maintenance: Residents must replace HVAC air filters every three months and ensure the system is free from debris. Failure to do so results in a $75 service charge.

Smoking and Vaping: Smoking, vaping, and marijuana use are prohibited. Violations incur a $350 odor removal fee and a $100 lease violation fee per incident.

Re-Keying: Re-keying is not allowed. Replacement keys cost $25 each. If re-keying is necessary, residents are responsible for the cost plus an 18% surcharge.

Pet Fees: A non-refundable pet fee of $300 applies per pet. Additionally, tenants must pay $25 per month, per pet, as a non-refundable pet rent. Damage caused by pets is not covered by the fee.
